How many people does Beachwood Villa sleep?

Beachwood Villa comfortably sleeps 8 guests across four ensuite bedrooms — one master suite with a king bed, one guest suite with a king bed, and two guest suites with queen beds. Each bedroom has its own private ensuite bathroom. The villa offers 5,000 square feet of indoor and outdoor living space. An additional crib is available upon request.

What is included with the villa rental?

The rental includes the entire 4-bedroom villa, daily housekeeping, complimentary concierge service through TKCA Vacation Rentals, high-speed Wi-Fi, individually controlled air conditioning in every room, all utilities, beach chairs, premium cotton bedding and luxury toiletries, and pre-arrival villa setup. Optional add-ons (private chef, in-villa massage, boat charters, airport transfers) are arranged through our concierge at additional cost.

Is the villa accessible for guests with limited mobility?

The main living areas — kitchen, dining, living room, pool terrace, and bedrooms — are all on a single level with no stairs between them. Please note there are several steps from the road up to the entry gate. Walking distances within the villa are short. The walk to Babalua Beach involves a moderate slope; for guests who prefer not to walk, our concierge can arrange a private driver. Tell us your specific accessibility needs in advance and we'll plan accordingly.

Does the villa have air conditioning?

Yes — every bedroom and the main living areas have individually controlled air conditioning. The villa's elevated location on one of the highest points of Providenciales also benefits from constant trade winds, so many guests find the natural ventilation alone is sufficient most of the year.

Booking & Rates

What is the minimum stay at Beachwood Villa?

The minimum stay is 4 nights year-round. Longer minimums apply for major holiday weeks (Christmas, New Year's, and select peak periods) — typically 7 nights. Contact our concierge for specific dates.

How far in advance should I book?

For peak season (December through April), we recommend booking 4–6 months in advance. For Christmas and New Year's specifically, book 6–9 months ahead. For shoulder season (May, June, November), 2–3 months is usually sufficient. For summer (July–August), 1–3 months ahead is typical. Last-minute bookings are sometimes possible — contact us to check availability.

What is the cancellation policy?

Cancellation policies vary by season. Please contact our concierge for specific terms. We strongly recommend travel insurance with cancellation coverage for any trip.

What payment methods do you accept?

We accept major credit cards, bank transfers, and wire payments in US dollars. A deposit is typically required at booking, with the balance due 60 days before arrival. Our concierge will provide specific payment instructions when you reserve.

Are rates per night or per person?

Rates are per villa, per night — not per person. The price covers the entire 4-bedroom villa for up to 8 guests. Additional services (private chef, boat charters, transfers) are billed separately.

Arrival & Check-In

What time is check-in and check-out?

Standard check-in is 4:00 PM and check-out is 11:00 AM. Early check-in or late check-out can often be accommodated based on the schedule between guests — just ask our concierge in advance. There is no additional charge for early check-in or late check-out when availability allows.

How do I get from the airport to the villa?

Beachwood is a 5-minute drive from Providenciales International Airport (PLS). Most guests rent a car at the airport for the week — major rental brands have airport offices. If you prefer not to drive, our concierge can arrange a private transfer for arrival, departure, or both. We can also arrange a car service for the duration of your stay.

How do I get the villa address and check-in instructions?

For privacy reasons, we don't publish the exact street address publicly. Once your booking is confirmed and the rental agreement is signed, we send a complete welcome guide with the precise address, GPS coordinates, check-in instructions, the Wi-Fi password, our concierge contact details, and recommendations for your arrival day.

Daily Life at the Villa

Is daily housekeeping included?

Yes — daily housekeeping is included with every stay at no additional cost. Our team comes by each day to refresh towels, make beds, tidy the villa, and restock standard supplies. They schedule their visits around your day so as not to disrupt your time at the villa or beach.

Can you arrange a private chef?

Absolutely — private chef service is one of our most-requested add-ons. We work with several talented chefs on Provo who can prepare anything from a casual barbecue to a multi-course tasting menu. Tell our concierge your preferences (cuisine, dietary restrictions, occasion) and we'll match you with the right chef. Chef nights are billed separately based on the menu and group size.

Is there laundry service?

The villa has an in-unit washer and dryer that guests are welcome to use. For longer stays or larger groups, our concierge can also arrange professional laundry pickup and return.

Is the Wi-Fi reliable for working remotely?

Yes — the villa has high-speed fiber Wi-Fi throughout the property, including the outdoor terrace and pool area. Many of our guests work remotely during longer stays. The connection is reliable enough for video calls, streaming, and standard remote-work applications.

Will the villa be stocked with groceries when we arrive?

We offer pre-arrival grocery stocking through our concierge service — the cost of the groceries themselves is paid by the guest. Send our concierge your preferences and shopping list 48 hours before arrival, and we'll have it waiting. Most guests use this for the basics (coffee, breakfast items, snacks, drinks) so they don't need to grocery shop on the first day.

What does the concierge service include?

Our concierge service is complimentary and includes: pre-arrival planning, restaurant reservations, private chef booking, in-villa spa and massage arrangements, boat charter coordination, airport transfers, rental car arrangements, kids' activity planning, grocery pre-stocking, and on-island support throughout your stay. We aim to handle anything that would otherwise require you to plan, schedule, or coordinate during your trip.

How do I contact the concierge during my stay?

Our concierge team is available via WhatsApp, phone, and email throughout your stay. We share contact details and response times in your welcome guide on arrival. The team is responsive throughout the day and on call for any urgent needs.

Can you arrange in-villa spa or massage services?

Yes — this is one of our most popular requests, particularly for babymoon, anniversary, and milestone-birthday stays. Concierge-arranged practitioners come to the villa for massage, facials, prenatal massage, manicures and pedicures, or yoga sessions on the terrace. Typical arrangement is 24–48 hours notice for in-villa appointments.

Family & Kids

Is the villa suitable for young children?

Very much so — Beachwood works beautifully for families with young children. The bedrooms are on a single level, the pool is a maximum 5 feet deep with no deep end, Babalua Beach has calm, shallow water close to shore, and the air conditioning is reliable in every room. Many of our family guests find their toddlers and young kids do beautifully here.

Can you provide cribs, high chairs, and baby gear?

Yes — we can arrange cribs, pack-n-plays, high chairs, booster seats, baby gates, baby monitors, beach toys, and pool floats on request. Tell our concierge what ages your kids are and what you need; we'll have everything set up before you arrive.

Is the pool safe for children?

The pool is a maximum depth of 5 feet, with no deep end. As with any pool, we recommend young children are supervised at all times. Our concierge can also arrange certified lifeguard support for specific occasions if you'd like additional peace of mind.

Can you arrange a babysitter?

Yes — our concierge has relationships with vetted, experienced sitters on the island. We can arrange occasional sitting (for a date night out at Coco Bistro, for example) or ongoing care for the duration of your stay.

Events & Special Occasions

Can I host a wedding at Beachwood Villa?

Beachwood accommodates intimate elopements and vow renewals of up to 10 guests, including the couple. We ask that all events be quiet to respect our neighbours — no DJs or amplified music, please. Please contact our concierge ahead of time to discuss your plans. Larger weddings, late-night events, and amplified sound are not permitted under the villa's house rules.

Can we have a vow renewal at the villa?

Yes — small, intimate vow renewals of 10 guests or fewer are welcome at Beachwood. We ask that ceremonies and celebrations remain quiet out of respect for our neighbours — no DJs or amplified music. Please coordinate with our concierge ahead of time. The terrace makes a beautiful, private setting for an intimate ceremony, and we can arrange the officiant, simple decor, a private chef for the celebration meal, photography, and flowers.

Can we host a birthday or anniversary dinner at the villa?

Yes — private celebration dinners for villa guests and their close family or friends are warmly accommodated. Our concierge regularly arranges private chefs, custom cakes, flowers, decor, and music for milestone birthdays, anniversaries, and other celebrations. The long oak terrace dining table comfortably seats 10.

Are parties or events with non-villa guests allowed?

Outside guests are welcome for intimate occasions like vow renewals, private dinners, or small family celebrations. Larger events, parties with non-villa guests, or events involving live music, DJs, or amplified sound are not permitted under the villa's house rules. Please discuss your specific plans with our concierge in advance.

Location & Getting Around

How close is Beachwood Villa to the beach?

The villa is a 5-minute walk to Babalua Beach — a quiet, snorkel-clear cove on the north shore. Babalua is the locals' beach: less crowded than Grace Bay, with calm shallow water and a reef close enough to swim to. Sea turtle sightings are common.

Do I need to rent a car?

Most guests do rent a car. Provo is too spread out to rely on taxis, and the freedom to drive yourself to beaches, restaurants, and grocery stores is part of what makes the trip easy. One adjustment to be aware of: Turks and Caicos drives on the left, British-style. Most first-time visitors adapt within a day. If you'd rather not drive, our concierge can arrange a private driver for the week.

How far is the villa from Grace Bay restaurants?

Grace Bay is a 10-minute drive from Beachwood. The Grace Bay restaurant district includes Coco Bistro, Indigo at Wymara, Infiniti at Grace Bay Club, the Ritz-Carlton dining venues, and most of Provo's notable dining. What is the best time of year to visit?

December through April is peak season with the most reliable weather — sunny, dry, daytime highs of 78–82°F. May, June, and November are excellent shoulder months with 20–30% lower rates. July through October are summer and early fall (mid-80s°F, breezy, often the best value of the year).

What currency is used and is tipping expected?

The US dollar is the official currency of Turks and Caicos — no exchange needed for American visitors. Major credit cards are accepted everywhere. Standard restaurant tipping is 18–20%; check the bill, as many restaurants automatically add a 10–15% service charge, in which case you'd tip on top to bring the total to 18–20%. Tipping for boat crews, taxi drivers, and concierge staff is appreciated.

House Rules

Are pets allowed at the villa?

No — Beachwood is a pet-free property. We cannot accommodate pets of any kind, including service animals (please contact us to discuss accessibility accommodations through alternative means). This policy is firm and cannot be waived.

Is smoking allowed?

Beachwood is a non-smoking property indoors. Smoking is permitted in designated outdoor areas only, away from the pool and main living spaces. Cannabis is illegal in Turks and Caicos and not permitted at the villa under any circumstances.

What is the maximum number of guests?

The villa sleeps 8 guests across four ensuite bedrooms as the standard maximum. We can accommodate up to 10 guests at additional cost when arranged in advance with our concierge — this applies to both overnight stays and occasional events (private dinners, vow renewals).
